Student accommodation businesses must distinguish property ownership from management and service contracts. Rent timing, void periods and summer maintenance can create cash pressure while residents still need essential services.
Prepare a property-by-property schedule showing ownership, funding, occupancy and essential operating costs. Separate deposits or client money from business cash. Review commitments across the academic year rather than relying on one high-receipt month.
The first question is whether the underlying business can meet its ongoing costs after realistic changes. A business rescue review can examine margins, creditor discussions and the resources needed to keep delivering work. Where tax arrears are part of the problem, HMRC Time to Pay depends on an acceptable, affordable proposal; approval is not guaranteed.
For a suitable limited company, a Company Voluntary Arrangement or administration may warrant consideration. If recovery is not viable, read about Creditors’ Voluntary Liquidation. Formal appointments require a licensed insolvency practitioner. The right route depends on the legal structure, jurisdiction and facts, not the sector label alone.
Bring recent accounts, a current bank balance and a list of overdue payments. For student accommodation, also prepare records covering occupancy, rent arrears and seasonal voids; deposits, client funds and lender commitments; repairs, utilities and management contracts. Identify any payment demand, hearing or other deadline at the start of the conversation.
Ask for the proposed scope of work, likely fees and any assumptions in writing before agreeing to a paid service. An initial enquiry does not commit you to a procedure. Complete the enquiry form or call 01246 912052 to explain the position.
If a deadline is approaching, tell us the date when you call.
Do not assume insolvency automatically ends their rights to occupy. The tenancy or licence and property arrangements need specialist review before any notice or change is proposed.
Its treatment depends on the agreements, ownership and account arrangements. Reconcile receipts and obtain advice before assuming all advance payments are freely available.
It may help operational continuity, but funding, contracts and authority must be established. A management change alone does not resolve the property owner’s or operator’s liabilities.
